Buyer's agent ---- Now with the new N.A.R. settlement, MLS no longer mention buyer agent commission. I used to offer HUGE commission rebate. With the new rule, we would submit offers asking Seller for just $8000 concessions. If sellers insist paying nothing, buyers just need to pay $8000 for Buyer agent commission.

Listing agent ---- Charge only $8000. Sellers now don't have to pay for any buyer agent commission !! Minimal Open House and no staging provided, other than that it's a full service. I would negotiate with multiple offers and get the best and highest price for you.
